If you are considering a roof replacement, you may be wondering about the best materials for your house. Which is better, asphalt shingles or metal roofing? There are plenty of opinions on both, but let’s cover the facts. The answer may surprise you. 

 

Asphalt Shingles 

Asphalt shingles are popular in many areas of the United States, and particularly in the Michigan area. Asphalt shingles are consistently used on houses due to several factors. Asphalt is known to be more economical in both labor and material costs. The time for installation of asphalt shingles tends to be a few days and usually lasts about 20 years.  

Weather damage can occur with an asphalt shingle roof, especially in storms. Periodic inspection is recommended to see if any areas need to be repaired. Asphalt repairs are usually quick, since just a small area may need to be replaced or adjusted.

Copper, zinc, aluminum, and steel are the most widely used metals in covering houses. All these materials are known for their durability, with 2-5 times longer life span than asphalt, up to 100 years. Metal roofing is typically twice the cost of asphalt shingles in both labor and materials. Metal roofing is also subject to increased heating costs, especially when laid over an existing asphalt roof that isn’t allowed to naturally breathe.  

Depending on the metal used, the roof may be able to expand and contract naturally. However, weather damage can still occur for some metals, especially during storms with hail or falling trees. Rust is also an issue for some metal roofs.  

While some may like the look of metal roofing, your neighborhood (and your HOA) may not agree. It’s best to match surrounding houses if you can, to keep fair market value in place.
